Welcome to our dedicated consultation website for our proposals for the Land at Cockering Farm, Canterbury. Having been granted outline planning permission in 2018, our plans for Cockering Farm include a development of 400 high-quality new homes, with large amounts of open space, green infrastructure, and improved connections to the wider community through new footpaths and cycleways.

Redrow is now progressing proposals for the next phases of planning applications at Cockering Farm, and encourage residents to review our proposals.

October 2023 Update

Redrow has now submitted a Reserved Matters application (ref. CA/23/01957) for Phase 2 of the development, which includes 116 homes, including 36 affordable homes (30% affordable). This application is a technical step which is required from a planning perspective so that there is an application for phase 2, which Canterbury’s Planning Committee can consider on its own, without considering phase 1, if necessary.

A separate Reserved Matters application has also been submitted for commercial buildings, totalling 3,716sqm in Phase 3C of the development. This will be for ‘Class E(g)’ use and will include new highway infrastructure, parking, landscaping, utilities infrastructure, sustainable drainage systems, and earthworks, with development of this phase scheduled in 2026/27.

In line with the terms of Section 106 agreement approved by Canterbury City Council, rather than providing any on site community/ leisure facility, the Cockering Farm development will make a contribution of £400,000 to Thanington Resource Centre before the 101st home occupancy on the site. This will help develop a new function room and sports changing facilities, whilst Phase 3C remains wholly commercial in form.

Finally, following our public consultation over the Summer, an application has been submitted (ref. CA/23/01598) for Phases 3, 4b, and 5b for 224 homes (30% affordable).
