Local planning context

In 2018, the Land at Cockering Farm received outline planning permission from Canterbury City Council.

Since then, an application for phases 1-2, outlining the detail has been submitted. A further detailed application to approve site-wide infrastructure works has also been submitted, and both of these detailed applications are currently under consideration by Canterbury City Council.

This established the principle of development on the site and the provision of:

  • Approximately 400 homes
  • Up to 3,716 square metres of commercial space
  • New community facilities
  • In excess of 18 hectares of public open space
  • Sustainable landscaping, planting, and biodiversity
  • Utilities infrastructure, sustainable drainage systems, and earthworks
  • Additional highways infrastructure, including a spine road with access to both Milton Manor Road and Cockering Road
